Put the roof condition on the agenda first

Solar work changes access to the roof. Repairs or roof replacement after installation may require removal and reinstallation of panels. Assess the roof’s age and condition before committing to the layout. Australian government guidance recommends addressing expected roof repairs before installing panels and protecting waterproof membranes during installation.

For an industrial project, have the relevant roof and structural specialists assess the actual building. This article is a planning guide, not a structural assessment.

Heat, waterproofing and generation need distinct scopes

PV generates electricity. Waterproofing manages water entry. A heat-control retrofit addresses diagnosed heat paths into the occupied area. Do not assume one scope automatically solves the others.

Our proposed approach is to record roof and wall build-up, existing insulation, leakage history, occupied-area heat and AC operation before deciding whether additional heat-control work is worthwhile.

Questions for the joint site review

  • Roof: remaining service condition, corrosion, fixings, leakage and condensation history.
  • Structure and access: specialist review of loads, work access and safe maintenance paths.
  • Waterproofing and warranty: penetrations, sealing, drainage and responsibility if leakage appears.
  • Heat control: reflective-surface air space, moisture detail and compatibility with the full roof assembly.
  • Schedule: sequence of roof repair, heat-control work and PV installation; any access arrangements that can be coordinated.

Avoid double-counting energy savings

Define the AC-load reduction scenario separately from solar generation and self-consumption. Applying a pre-solar electricity-bill reduction to a post-solar bill can misstate the value. Agree a baseline, tariff and operating schedule with the energy project team.

The Shah Alam pilot is one air-conditioned office with cumulative roof and wall work. It does not establish the effect of roof-only work or solar panels.

Separate local programme checks from the roof diagnosis

For programme eligibility and application requirements in Malaysia, consult current SEDA and utility guidance. Confirm any incentive or credit separately before making an investment decision.

Start by sharing the facility location, approximate roof area and whether the affected area is air-conditioned. ASAHI coordinates the first response; identify the appointed solar provider and roof-work responsibilities before detailed design.
